Turning Uncertainty Into Confidence

On a recent transitional housing project in Southern California, our team played a critical role in helping a general contractor (GC) complete their first modular construction project—under budget and two days ahead of schedule

This project involved the transport and installation of 26 modular units, designed to create temporary housing for individuals transitioning out of homelessness. The program offers 180 days of housing, along with vital support services like transportation, rehabilitation, and mental health care.

A Challenging Urban Site

Set in a residential area with limited space, the job site required precision planning. The staging yard was extremely tight, so we began with aerial drone footage to map out the best approach. Sequencing was critical. Despite the manufacturing sequencing being mismatched for set sequencing, rwe developed a strategy to reorganize and pre-position each module for a seamless set.

The layout of the building included two keystone modules in a U-shaped configuration—an unusual format that posed a major challenge for a team unfamiliar with modular construction. Our team helped demystify the setup, ensured everyone understood the flow, and worked closely with all stakeholders to maintain momentum.

Communication That Drove Results

With a new GC, communication was the difference-maker. Our team held daily check-ins, aligned logistics crews on transport timelines, and maintained close coordination with drivers and site personnel. This helped us proactively address minor site issues before they became blockers and kept everyone aligned on expectations.

As the project progressed, we gradually increased delivery volume—from 5 transports on day one to 9 on the final day—even navigating around an unexpected freeway shutdown to finish ahead of schedule. One key tactical move: we cribbed units curbside by the cran, reducing turnaround time and maximizing haul efficiency. This allowed drivers to return more quickly for their next mod and helped the install team work without bottlenecks.

Trade Coordination & On-Site Collaboration

One of the most notable aspects of this project was the collaboration between multiple trades, including transport, crane operators, and site crews. Despite differing backgrounds and communication styles, the project moved forward without conflict. Everyone aligned around a common goal—set the building safely and efficiently.

Our experience in modular logistics allowed us to steer coordination between unfamiliar players and keep the momentum going, even when fatigue or second-guessing crept in. In one case, we encouraged pushing through with overtime instead of pausing for the day—avoiding a costly reset and helping maintain the schedule. Our team also worked with the factory schedule to optimize module delivery and ensure the staging yard was never overloaded.

Modular Experience Matters

When a GC is new to modular, their first impression can shape their entire perception of the method. A negative experience can push them back to traditional builds—taking the trades, subs, and developers with them. But a successful first run? That changes everything.

In this case, the GC left the project not just satisfied, but genuinely enthusiastic about modular construction. That kind of experience helps drive industry-wide adoption, especially in affordable and transitional housing projects where speed and cost efficiency matter most.
