We’re lucky to work as a logistics partner with a range of innovative companies in offsite construction, including the prefab modular building experts at Boxprefab. Born from a desire to make good design more attainable, the Houston, Texas-based company builds high-quality permanent modules off site, then assembles them, often in a single day, on site. 

Co-founding architects Rame and Russell Hruska custom engineer each home for its site conditions, ultimately producing a home with the same look and feel of an onsite build but faster, more reliable, and with less waste.

Why prefab modular construction?

The challenge

The Stream Modular project management team, led by Ramin Parsa, loves working with Boxprefab to transport and deliver their modular prefab projects safely and on time. “A lot of the challenges that come with shipping Boxprefab’s modules are that they’re oversized and very wide,” Ramin explains. “They’re also tall and definitely heavy. So they require specialized trailers, permits, and, a lot of the time, there are zoning issues.”

Not only the premier ADU  (accessory dwelling unit) manufacturer in Texas, Boxprefab also ships out of state. With big prefab modular building projects coming up in states like California, Stream will help coordinate and execute the movement of hundreds of modules from Texas to the Golden State. 

“They’re really, really good at what they do,” Ramin says. “The owners Rame and Russell are both architects, and they do the design and the manufacturing and then also the installation themselves. So what I think attracts people all across Texas, and now the country, is their unique holistic approach, and the fact that they’re a one-stop shop. And we’re really excited to be their go-to logistics company when they need to get their units on site.” 

Transporting a prefab modular building to the construction site

Because they are custom built to site specifications, these prefab modular homes can be installed in locations with unique, challenging or remote conditions. That, of course, often makes transporting the modular homes or units to their destination more difficult — which is one of the many reasons we love working with the Boxprefab team and transporting their prefab buildings. Navigating these challenges to ensure safe and on-time delivery is part of our job as Boxprefab’s logistics partner.

Ramin recalls: “There was this one project where we were delivering several modules up to Camp Judea. This was an especially important delivery because these were the units the boys were going to be housed in at camp. But when we got there, the site was nowhere near ready for us.”

Ramin and his team worked to organize the drivers to a spot down the road where they could park with the units for two or three days, then coordinate with the people on-site to make sure they could get trees cleared and the site ready for the units to finally be delivered. 

“Stream really just went above and beyond for us in that situation,” Russell says. “A lot of times, you get two hours to load for free in transportation, and sometimes our projects end up taking seven, eight hours. So they’re just very really accommodating. No other logistics company is going to put out their necks like that.” 

And as Russell explains, it wasn’t just the Camp Judea project that made Stream Logistics stand out. “We do a lot of projects in Austin, for example, and it’s not easy to deliver these big modules in these tight, urban areas. Getting trucks in and out is logistically challenging with power lines and trees and narrow streets, but they always figure it out. They’ve gone as far as negotiating with neighbors to cut down a part of their tree to get our units on site. They don’t stop until the project is done, and that’s what we appreciate. Like us, they’re this one-stop shop for our logistics needs.”
